When to sell your Townhome!

A townhome can be the perfect starter home for many in Richmond Hill. Usually priced less than a detached or semi and bigger than a condo, the townhome actually seems and feels like a real home complete with your own backyard and garage.
Whether you like Rouge Woods, Mill Pond, Langstaff, Jefferson, Tower Hill, Macleod Landing or Oak Ridges there are many townhomes to choose from in Richmond Hill. However, like a condo townhomes can also be limiting. Generally speaking most townhome owners will move up to a semi or detached within 4-6 years, and when asked townhome owners, these were top 6 reasons for deciding to sell:
#6 Double Garage
No secret here...people have plenty of outdoor 'stuff'. Bikes, lawnmowers, winter tires, tools, sports equipment and on and on and on. On top of that, with the winters we've been having, who wouldn't love to get their cars in a garage to save time clearing off the snow and heating your vehicle?
#5 Home Office
With so many people working from home either full-time or part-time having a home office has almost become a necessity in today's mobile world. If you can't sacrifice a bedroom or afford to finish the basement then the home office becomes your car or local Starbucks! Fortunately today a lot of detached homes now include a home office either on the main floor or sometimes on the 2nd floor landing. The home office also makes a great space for kids doing their homework!
#4 Outdoor Space
Thank goodness this made the list! Sometimes I think we just don't care about living outside anymore, but the truth is people love to entertain outside and work in their garden. Kids also like to spend time outside but sometimes in a townhome neighbourhood it can be difficult given the smaller streets, the cars parked on the roads and the smaller back and front yards.
#3 Accumulation of 'stuff'
You knew this would make the list. In time we simply collect too much stuff! Too many clothes, too many toys, too many kitchen gadgets, to many collectibles, too many tools, too many shoes and...need I say more?
#2 Appreciation
This is a great problem to have. Your home is worth a lot more today than when you purchased it. For example, townhomes in Richmond Hill that sold for $200,000 in the early 2000s have now topped the $600,000+ mark. Not bad for 12-14 years! For most townhome owners the equity accumulated is just what they need to move up into a detach while still maintaining a decent size mortgage.
#1 Growing Family
This too is fairly obvious and is actually connected to #3, #4, #5 and #6. A growing family changes all the rules on where you live and how you live. Fortunately Richmond Hill has no shortage of detached homes so staying in the same community while moving up is fairly easy and do-able. Packing and unpacking can be the tough part.
